Do I have to pay for repairs caused by damage?
Yes — if damage in your Enclave: Student apartment is caused by misuse, neglect, or accidents, you’ll usually be responsible for covering the cost of repair or replacement.
Examples where you may need to pay
- Broken windows or doors caused by negligence.
- Burns, stains, or tears on carpets and furniture.
- Appliance faults caused by misuse
- Blocked drains or toilets caused by inappropriate items being flushed or disposed of.
What’s not charged
- Fair wear and tear: Normal ageing, such as minor scuffs on walls, worn carpets, or faded paint, won’t be charged to you.
- Landlord’s responsibilities: Structural or system failures (like boiler breakdowns) are always covered by Enclave.

If damage does occur, report it honestly. The team may be able to fix it cost-effectively during your tenancy, and being upfront helps avoid larger charges due to a time-pressured repair at at the end of your tenancy.
