Enclave keeps costs clear and transparent. There are no hidden letting or admin fees — most costs are included in your rent. However, there are a few standard charges you should be aware of that may apply depending on your circumstances.

Standard costs

• Rent: Your monthly rent, as agreed in your tenancy.

• Holding fee: Paid at reservation and later deducted from your first payment.

Potential additional fees

Under UK tenancy law, landlords and agents are only allowed to charge a few specific fees. At Enclave, these may include:

• Late rent payments: If rent is more than 14 days overdue, interest may be charged (capped at 3% above the Bank of England base rate).

• Lost keys or fobs: You may be charged for replacements if you lose your keys or security fob.

• Changes to tenancy: If you request changes to your tenancy agreement (such as adding a tenant), a small fee may apply to cover the administration.

• Early termination: If you want to end your tenancy early without a break clause, you may be responsible for covering associated costs (such as re-letting fees or rent until a replacement tenant is found).
