Are there any extra charges apart from rent?

Generally, your main cost at Enclave is your monthly rent, but there may be some additional charges depending on your tenancy and circumstances. These are always outlined in your tenancy agreement.

Possible extra charges

  • Deposit: A refundable tenancy deposit, typically five weeks’ rent, held in a government-approved scheme.

  • Utilities: Unless included in your rent, you’ll need to pay for electricity, water, gas, internet, and council tax directly.

  • Late rent: Interest can be charged on rent that is more than 14 days overdue (capped at 3% above the Bank of England base rate).

  • Lost keys/fobs: Replacement costs if you lose your access fob or keys.

  • Damage or cleaning: Deductions may be made if the property isn’t returned in its original condition, beyond fair wear and tear.

What you won’t pay

  • No admin fees: Tenant fees like referencing, contract preparation, or check-in/check-out charges are banned under UK law.
