Are there any extra charges apart from rent?

At Enclave: Croydon and Enclave: Acton, your rent includes all utilities. Any additional services and memberships (such as spa usage or housekeeping) are detailed on the website booking form. 

At Enclave: KX and Enclave: Birmingham, your rent includes the use of resident amenities but utilities will be paid by the tenant. 

Possible extra charges

• Utilities: Unless included in your rent, you’ll need to pay for electricity, water, gas, internet, and council tax directly.

• Late rent: If rent is over 14 days overdue, there may be additional charges. 

• Lost keys/fobs: Replacement costs if you lose your access fob or keys.

• Damage or cleaning: Deductions may be made if the property isn’t returned in its original condition, beyond fair wear and tear.

• Private amenity hire- Some amenity spaces are available for private hire at additional cost. 
• Additional services- ie. housekeeping, available to residents at an extra charge but is entirely optional. 

What you won’t pay

• No admin fees: Tenant fees like referencing, contract preparation, or check-in/check-out charges are banned under UK law.
