Are there charges for maintenance callouts?

No — you won’t usually be charged for standard maintenance callouts at Enclave. Repairs and upkeep that fall under the landlord’s responsibility are included as part of your tenancy.

When maintenance is free

  • Repairs to fixtures and fittings: For example, broken door handles, faulty appliances, or plumbing issues.

  • Building systems: Heating, hot water, or electrical problems that aren’t caused by resident misuse.

  • Safety equipment: Smoke alarms, fire doors, or other compliance checks.

When charges may apply

  • Resident damage: If the issue is caused by misuse, neglect, or accidental damage.

  • Lost keys or lockouts: If the team has to attend to let you in or replace keys/fobs.

  • Unauthorised alterations: Repairs required because of changes you made without permission.

Helpful tip

If you’re unsure whether something will incur a charge, report it anyway — the team will confirm. Most maintenance requests are covered, so it’s better to log issues early before they become bigger problems.
