What can cause deductions from my deposit?
We don't take deposits at any of our buildings. At the end of your tenancy with Enclave, additional charges may occur if there is damage beyond normal wear and tear, missing items, unpaid rent or bills, or if the property is not left clean and in good condition at the end of your tenancy. These are always assessed against the inventory report and your tenancy agreement.
Common reasons for additional charges

Damage: Repairs for damage beyond normal wear and tear, such as broken fixtures, holes in walls, or stains on carpets.

Cleaning: If the property isn’t returned in a clean and hygienic condition, professional cleaning charges may be applied.

Missing items: If any furnishings, keys, or access fobs listed in the inventory are missing.

Unpaid rent or charges: Outstanding rent, utility bills (if applicable), or other agreed charges.

Neglect: Costs arising from failure to maintain the property, such as mould caused by poor ventilation or pests due to lack of cleanliness.
What’s not charged

Fair wear and tear: Natural ageing or light use over time (such as minor scuffs on walls or worn carpet from normal use) is not charged.
