What can cause deductions from my deposit?
At the end of your tenancy with Enclave, your deposit is returned in full unless there are valid reasons for deductions. These deductions are always assessed against the inventory report and your tenancy agreement.
Common reasons for deductions
-
Damage: Repairs for damage beyond normal wear and tear, such as broken fixtures, holes in walls, or stains on carpets.
-
Cleaning: If the property isn’t returned in a clean and hygienic condition, professional cleaning charges may be applied.
-
Missing items: If any furnishings, keys, or access fobs listed in the inventory are missing.
-
Unpaid rent or charges: Outstanding rent, utility bills (if applicable), or other agreed charges.
-
Neglect: Costs arising from failure to maintain the property, such as mould caused by poor ventilation or pests due to lack of cleanliness.
What’s not deducted
-
Fair wear and tear: Natural ageing or light use over time (such as minor scuffs on walls or worn carpet from normal use) is not charged.
Helpful tip
To protect your deposit, follow the cleaning and maintenance tips in your tenancy guide, report issues promptly, and make sure the property matches the inventory when you move out.
