What checks are carried out during referencing?

Referencing is an important part of securing a home at Enclave. It helps confirm that you can comfortably afford the rent and that all applicants meet tenancy requirements. The process is designed to be straightforward, and the team will guide you through each step.

Identity and Right to Rent checks

  • Proof of ID: Verification of your passport, driving licence, or other government-issued photo ID.
  • Right to Rent: Confirmation that you have legal permission to rent in the UK (this may include checking visas, residence permits, or a UKVI share code).

Income and affordability checks

  • Affordability rule: Typically, your annual household income should be at least 3 x the annual rent value.
  • Verification: This is usually confirmed through payslips, bank statements, or employment contracts.
  • Self-employed applicants: Tax returns (SA302s), accountant’s references, or business bank statements are used to confirm income.

Employment references

  • Your employer (or accountant, if self-employed) may be contacted to confirm your role, income, and employment status.

Landlord references

  • If you’ve rented before, your previous landlord may be asked to confirm your tenancy history, including payment reliability and how you maintained the property.

Credit checks

  • A credit check may be carried out to confirm your financial standing and ensure there are no significant issues, such as unpaid debts that could affect affordability.

Guarantor checks (if applicable)

  • If you’re using a guarantor, they’ll go through the same process — providing proof of income, ID, and affordability evidence.
