What documents or payments do I need to complete beforehand?
Before moving into your Enclave home, there are a few essential documents and payments you’ll need to finalise. Completing these in good time ensures your move-in runs smoothly and avoids delays on the day.
Documents to provide

Signed tenancy agreement: This must be completed electronically before your tenancy can begin.

Proof of ID: Passport, driving licence, or other government-issued photo ID.

Right to Rent documents: Such as a visa, residence permit, or UKVI share code (if applicable).

Proof of income: Recent payslips, an employment contract, or tax returns (if self-employed).

References: Employer or landlord references, where required.

Guarantor details: If you’re applying with a guarantor, their documents must also be submitted and approved.
Payments to make

Holding deposit: Already paid when you reserved your property (equivalent to one week’s rent). This is credited toward your first rent or deposit.

Tenancy deposit: Usually equal to five weeks’ rent, paid before move-in and held in a government-approved protection scheme.

First month’s rent: Paid in advance and due before your tenancy start date, minus the holding deposit already paid.
Helpful tip
You’ll receive a move-in statement from the Enclave team that clearly sets out what’s due, when it’s due, and how to pay. Make sure all payments clear in advance so your keys are ready for collection on move-in day.
