What documents will I need to provide?

When applying for a home at Enclave, you’ll need to share certain documents to verify your identity, financial situation, and rental history. Having these ready in advance will make your application much smoother.

Proof of identity

  • A valid passport, driving licence, or other government-issued photo ID.
  • Right to Rent documentation (if applicable), such as a visa or a UKVI share code.

Proof of income and affordability

Depending on your circumstances, you’ll usually need to provide:

  • If employed: Recent payslips (usually the last 3 months) and/or an employment contract.
  • If self-employed: HMRC tax returns (SA302s), accountant’s reference, and/or recent business and personal bank statements.
  • If applying with others: All applicants will need to provide their own income documentation, though affordability can be assessed jointly.

References

  • Previous landlord reference confirming your rental history (where available).
  • Employer reference to confirm your employment details and stability.

Financial records

  • Recent bank statements to demonstrate your ability to manage rent and living costs.
  • If needed, details of a UK-based guarantor (with proof of their income).

Payments at application stage

  • A holding fee is required to reserve your chosen home and take it off the market.
