What happens if I don’t pass referencing?
If you don’t pass referencing, it doesn’t necessarily mean you can’t rent a home at Enclave. There are alternative options available, and the team will work with you to find the best solution for your circumstances.
Common reasons applicants don’t pass

Income doesn’t meet the affordability threshold.

Gaps in employment or irregular income.

Limited or no UK credit history (common for international applicants).

Issues with references, such as missing documents or incomplete information.
What happens next
If your application doesn’t meet the standard referencing criteria, the team may offer one of the following alternatives:

Provide a guarantor: A UK-based guarantor with a steady income can support your application.

Pay rent upfront: You may be asked to pay part or all of your rent in advance (e.g. 6 or 12 months).

Use savings or other proof of funds: If you have substantial savings, you may be able to use these as evidence of affordability.

Reassess your choice of apartment: If affordability is the issue, you could consider a different home with a lower rent.
Holding fee considerations

If referencing fails due to providing false, misleading, or incomplete information, your holding fee may be forfeited.
