What happens if shared spaces are damaged?

If shared spaces at Enclave — such as lounges, gyms, or co-working areas — are damaged, the response depends on how the damage occurred and who is responsible.

If caused accidentally by a resident or guest

  • Responsibility: The resident who caused the damage (or their guest) may be held liable.

  • Charges: Costs for repair or replacement can be charged to the responsible resident.

  • Reporting: It’s always best to report the damage immediately so it can be fixed quickly and fairly.

If caused by normal wear and tear

  • No charge: The building management is responsible for maintaining shared spaces and will arrange repairs.

  • Planned maintenance: Sometimes areas may be temporarily closed while work is carried out.

If caused deliberately or through misuse

  • Investigation: The on-site team will investigate the incident.

  • Consequences: Repeated or deliberate damage may lead to tenancy action in addition to repair charges.

Helpful tip

If you notice damage — even if you didn’t cause it — report it straight away. Quick reporting helps prevent further issues and ensures shared spaces stay safe and pleasant for everyone.
