What income do I need to be eligible?
To be eligible for an Enclave home, you’ll need to show that your income comfortably covers the rent. As with most tenancies in the UK, this is assessed through affordability checks during your application.
The standard affordability rule
- Typically, to rent an Enclave home your income must be at least 3 x the annual rent value.
Joint applications
If you’re applying with a partner, friend, or group, your combined income will be considered. This means you can meet the affordability threshold together rather than individually.
Alternatives if you don’t meet the threshold
Enclave understands that everyone’s situation is different. If your income alone doesn’t meet the standard requirement, there are other options:
- Guarantor: A UK-based guarantor with sufficient income can support your application.
- Additional checks: For self-employed applicants, recent tax returns, accountant’s statements, or bank records can be used to confirm affordability.
