Which repairs are the landlord’s responsibility?

Landlord responsibilities

• Structure and exterior: Walls, floors, ceilings, roof, windows, and doors.

• Plumbing: Water pipes, sinks, baths, toilets, and drainage.

• Heating and hot water: Boilers, radiators, and associated systems.

• Electrics: Wiring, sockets, switches, and fixed light fittings.

• Safety equipment: Smoke alarms, carbon monoxide detectors, and fire safety systems.

• Appliances provided: Repairs to appliances included as part of your tenancy (such as the oven, fridge, or washer-dryer).

• Communal areas: Lifts, lighting, corridors, and shared spaces.

If something breaks down or becomes unsafe, always report it promptly. It’s the landlord’s duty to repair it, but your responsibility to notify them so action can be taken.
