Who signs the agreement if we’re renting as a group?
If you’re renting an Enclave property as a group — for example, with friends or housemates — every tenant who will be living in the home is usually named on the tenancy agreement. This gives each of you equal rights to live in the property and equal responsibilities under the contract.
Joint tenancy agreements

All tenants sign: Each person is listed on the agreement and must sign before the tenancy begins.

Shared responsibility: Rent and obligations are joint and several, which means you are all responsible together, as well as individually, for paying the rent and looking after the property.

One agreement: There is typically a single contract covering everyone, rather than separate agreements for each tenant.
What this means in practice

If one person doesn’t pay their share of the rent, the others are legally responsible for covering it.

You all have equal rights to live in and use the property.

Any changes (like adding or removing a tenant) must be agreed with Enclave and updated in the contract.
Guarantors for group tenancies

Each tenant may need to provide their own guarantor, depending on income and circumstances.

Guarantors are also usually liable on a “joint and several” basis, just like the tenants.
Helpful tip
Before applying as a group, make sure everyone is comfortable with the shared responsibilities. If one person leaves early, the remaining tenants are still bound by the agreement unless a replacement tenant is approved.
