Can I apply if I’m a student?
Yes — students are welcome to apply for an Enclave home. Since most students don’t have a full-time income, there are alternative ways to meet the affordability requirements. The team will guide you through what’s needed depending on your situation.
How students can apply
- Guarantor: Most student applicants will need a UK-based guarantor who can confirm they will cover the rent if you cannot.
- Upfront rent: If you don’t have a guarantor, you may be asked to pay part — or all — of the rent for your tenancy in advance.
- Combined application: If you’re applying with a partner, friend, or group who has sufficient income, your applications may be assessed together.
Documents you may need to provide
- Valid photo ID and Right to Rent documents (e.g. passport, visa, or UKVI share code).
- Proof of student status, such as a university enrolment letter or student ID.
- Bank statements or proof of funds, if paying rent upfront.
- Guarantor details and proof of their income, if applicable.
Helpful to know
- The same affordability guideline applies (annual income around at least 3 x the annual rent value), but for students this is usually met through a guarantor or upfront payment rather than personal income.
- Virtual and in-person tours are available, making it easier if you’re moving from another city or country.
Support during the process
The local Enclave team understands that students have different circumstances from working tenants and will explain the best option for your application.
