Can I apply if I’m unemployed?

Yes — you can still apply for an Enclave home if you’re currently unemployed, but you’ll need to show how you plan to cover the rent. The referencing process is designed to confirm affordability, so if you don’t have regular employment income, there are alternative options available.

How you can apply without employment

  • Savings: If you have sufficient savings to cover the tenancy, recent bank statements may be accepted as proof of affordability.
  • Guarantor: A UK-based guarantor with a steady income can support your application by agreeing to cover rent if you’re unable to.
  • Upfront rent: Paying several months (or the full tenancy term) in advance is another way to secure a property without employment income.

Documents you may need to provide

  • Valid photo ID and Right to Rent documents (as with all applicants).
  • Bank statements showing savings or other income sources.
  • Guarantor documents, if you’re applying with one.

Important to know

  • Each application is assessed individually — the team will review your circumstances and let you know what’s required.
  • If you’re applying with a partner, friend, or group, your combined income or resources will be taken into account.

Helpful tip

If you’re currently unemployed but planning to start a new job soon, an employment offer letter or contract can often be accepted as part of your application.
