Do I have to pay for repairs caused by damage?

Yes — if damage in your Enclave apartment is caused by misuse, neglect, or accidents, you’ll usually be responsible for covering the cost of repair or replacement.

Examples where you may need to pay

  • Broken windows or doors caused by negligence.

  • Burns, stains, or tears on carpets and furniture.

  • Appliance faults caused by misuse (e.g. overloading a washer-dryer).

  • Blocked drains or toilets caused by inappropriate items being flushed or disposed of.

What’s not charged

  • Fair wear and tear: Normal ageing, such as minor scuffs on walls, worn carpets, or faded paint, won’t be charged to you.

  • Landlord’s responsibilities: Structural or system failures (like boiler breakdowns) are always covered by Enclave.

Helpful tip

If damage does occur, report it honestly. The team may be able to fix it cost-effectively during your tenancy, and being upfront helps avoid larger deductions from your deposit due to a time-pressured repair at at the end of your tenancy.
