How much is the holding fee?
Our holding fee for Enclave: Croydon, Enclave: Birmingham City and Enclave: Acton is £250 and the holding fee is £500 for Enclave: KX.
Why it’s required

The holding fee shows your commitment to renting the property.

Once paid, the apartment is taken off the market so no one else can reserve it while your application and referencing are completed.
What happens to the holding deposit

If your application is successful, the holding fee is deducted from your first rent payment or tenancy deposit, so it isn’t an additional cost.

If you decide not to proceed, or if referencing fails due to false or incomplete information, you may forfeit the fee. The team will explain these terms clearly before you pay.
When it’s due
You’ll be asked to pay the holding fee at the point of reservation — usually right after your viewing or when you confirm you’d like to secure the property.
