What counts as an emergency repair?

An emergency repair at Enclave is any issue that poses an immediate risk to your safety, security, or the property itself. These problems need urgent attention and should be reported straight away using the emergency contact details provided in your welcome pack.

Examples of emergency repairs

  • Serious leaks or flooding that can’t be contained.

  • Total loss of power, heating, or hot water (especially in winter).

  • Gas leaks or strong smell of gas — in this case, also call the National Gas Emergency Service (0800 111 999).

  • Fire damage or anything compromising fire safety equipment.

  • Broken doors, locks, or windows that leave your home insecure.

  • Dangerous electrical faults, such as exposed wires or sparking.

What’s not an emergency

  • Minor leaks, dripping taps, or appliances not working — these are important but should be reported through the portal as routine or urgent repairs.
