How do I dispute a deposit deduction?

If you disagree with a proposed deduction from your Enclave deposit, you have the right to challenge it through the tenancy deposit protection scheme.

Steps to take

  1. Review the claim: Enclave will explain the reason for any deduction, usually supported by the check-out inventory and photos.

  2. Respond promptly: If you disagree, let the team know and provide your own evidence (e.g. move-in inventory, receipts for cleaning, or your own photos).

  3. Use the deposit protection scheme: If you can’t reach agreement directly with Enclave, you can raise a dispute through the government-approved scheme.

    • The scheme provides a free, independent resolution service.

    • Both sides submit evidence, and an impartial adjudicator decides the outcome.

  4. Wait for resolution: Once a decision is made, the scheme will release the agreed deposit amount to you.

Helpful tip

Keep copies of all correspondence, inventories, and photos from move-in and move-out. Good records make it easier to challenge unfair deductions.
