What happens if I want to end my tenancy early?

If you want to end your tenancy at Enclave before the agreed term finishes, it depends on the type of tenancy and whether your agreement includes a break clause.

Break clause

  • Some tenancy agreements include a break clause, allowing you to give notice after a set period (for example, six months into a 12-month tenancy).

  • The required notice period will be clearly stated in your agreement, often one or two months.

Without a break clause

  • If your agreement doesn’t have a break clause, you’re legally responsible for the rent until the end of the fixed term.

  • However, Enclave may agree to an early surrender if a replacement tenant can be found. You may be asked to cover reasonable costs associated with re-letting.

Rolling tenancy

  • If your fixed term has ended and you’re on a rolling (periodic) tenancy, you can usually end it by giving at least one month’s written notice.
